AI was supposed to level the playing field in commercial real estate brokerage, giving smaller firms access to tools that once required enterprise-scale technology budgets. Instead, a more complicated market is emerging. Large firms such as CBRE and JLL are using AI to deepen advantages built on decades of proprietary data, driving efficiencies and expanding margins, while specialized boutiques are discovering a different path to relevance through AI-driven recommendations. The result is an emerging brokerage landscape that is less about democratization than finding out who can turn AI into a durable advantage.
That same dynamic is changing how business gets won. Prospecting has traditionally depended on hours of invisible work: tracking market activity, identifying decision-makers, researching companies, and assembling enough context to make outreach meaningful. AI is increasingly taking over that preparation, monitoring market signals continuously and delivering opportunities when timing matters most. The shift is from asking AI to help with prospecting to having AI continuously identify the moments when prospecting should happen.
Taken together, these trends suggest that data, specialization, and visibility may matter more than sheer size alone. Large firms still hold a powerful advantage through proprietary information and scale, but AI is creating new ways for expertise to stand out. Firms that can connect institutional knowledge with market intelligence, and translate that into a clear public signal about what they do best, may find themselves competing more effectively than traditional industry hierarchies would predict. In that sense, AI is not replacing the relationship-driven nature of brokerage; it is changing who gets the first conversation, when it happens, and how prepared the broker is when it does.

🐕 Old brokerage, new tricks
Keller Williams has partnered with Rejig.AI to give affiliated agents an AI-powered marketing tool that automatically generates listing content, including social posts, reels, print flyers, and AI-narrated video walkthroughs, triggered when a property hits the MLS, with agents retaining approval before anything goes live. The partnership extends KW's open technology strategy announced earlier this year, which aims to make its Command CRM platform more integration-ready for outside tools.

In the $1 trillion race to build AI data centers, hyperscalers are funding and adopting new construction techniques designed to shave hours, days, and months off project timelines, with large data centers currently taking up to three years to build and construction speed increasingly determining competitive advantage in AI infrastructure. Prefabricated modular components, parallel construction workflows, and purpose-built structural systems are among the methods being deployed to compress timelines, with China cited as holding a construction speed advantage over the U.S. partly due to fewer permitting constraints and more readily available power.

A startup founded by a former PG&E engineer who watched a three-day work stoppage cost $60,000 because no one could identify a mystery pipe in an excavation zone, has raised a $26 million Series A led by Spark Capital to expand its platform that aggregates utility asset data, property ownership records, and environmental regulations into a single searchable layer its founder describes as Google Maps for what's underground. The company sells access to utilities, civil engineering firms, and governments, and a PG&E case study using the platform identified $60 million in avoidable paving costs across 1,600 gas distribution projects.
