Greetings,

A federal judge dismissed the National Association of Realtors and 11 Florida Realtor and MLS organizations from an antitrust lawsuit filed by broker Jorge Zea, ruling the complaint was inadequately pleaded and adopting a magistrate judge’s recommendation. The case, which alleged a coordinated effort to steer buyers away from listings with low or no buyer-agent commissions, was dismissed without prejudice, meaning Zea can refile. The court also sharply criticized Zea for relying on fabricated legal citations generated by AI, warning that further issues could lead to sanctions. Overall, the ruling represents another legal win for NAR while highlighting both the weakness of the current complaint and growing judicial scrutiny of AI-generated filings.

This week we’re looking at how cybersecurity is becoming a contest of speed, scale, and system visibility. Artificial intelligence is not just improving defense, it is accelerating how vulnerabilities are discovered and potentially exploited, especially in the kinds of connected systems that now run modern buildings. Zero-day flaws that once took deep expertise and long hours to uncover can now be found far faster, raising the risk for HVAC, access control, elevators, and other building technologies that were never designed for this threat environment. The result is a much larger attack surface across real estate, where one weakness in a widely used platform or vendor relationship can create exposure across thousands of properties, forcing owners and operators to treat building systems less like back-office infrastructure and more like active cyber risk.

Let’s go!

😷 Breath easier
A new technology has been invented that analyzes genetic information that can determine what pathogens are inside buildings and can be used to control air filtration systems.

💳 I guarantee it
A Canadian startup has raised a $2.5-million seed funding round for its insurance-backed renter guarantee platform.

🫆 Deepfake deeds
Real estate cyber fraud is rising, with AI- and crypto-driven scams becoming harder to detect, as complaints topped 12,000 and losses reached about $275 million, according to the FBI.
