Commercial HVAC is splitting into two markets. Standard equipment is still growing steadily, but the fastest-growing part of the business is now custom thermal infrastructure built for data centers, life sciences, advanced manufacturing, hospitals, and other facilities with demanding process loads. The gap is showing up clearly in manufacturer earnings, where engineered HVAC bookings are growing far faster than the broader equipment market.
For commercial real estate, that changes more than the mechanical room. Cooling capacity, electrical availability, controls, and heat-rejection strategies are becoming part of site selection, underwriting, and tenant positioning. Owners evaluating acquisitions may increasingly need to understand whether an existing building can support future high-load users before estimating rents or renovation costs. A property with excess thermal and electrical capacity could command a different value than an otherwise comparable building that requires a major infrastructure overhaul.
The bigger shift is that HVAC is moving upstream. Decisions once made during design development can now determine which tenants a property can accommodate, how quickly it can be delivered, and whether the economics work at all. With engineered-system backlogs stretching years and manufacturers investing heavily in controls, liquid cooling, and optimization software, mechanical infrastructure is becoming less of a building component and more of a strategic real estate asset.

👨⚖️ No RESPA for Zillow
Plaintiffs in the Taylor case against Zillow have filed an amended complaint after a federal judge dismissed the earlier version but left the door open for a refile, keeping alive allegations that Zillow violated RESPA by steering homebuyers toward Zillow Home Loans through its Preferred Agent program. The amended complaint is substantially narrowed, focusing on RESPA and Washington state Consumer Protection Act violations while dropping the earlier RICO allegations, and draws on nine confidential current or former Zillow Preferred agents to describe how the alleged quota system worked. Zillow responded quickly, calling the new complaint as meritless as the previous five filings and reiterating that its tools are free, transparent, and optional.

The AI data center buildout is generating a class of high-paying construction and technical jobs that is having a measurable effect on local housing markets. Counties hosting large data centers have seen home values climb nearly 15%, well ahead of the national average, and job growth in counties with operational data centers has reached roughly four times the national rate. The labor shortage driving wages higher is significant, with the Associated Builders and Contractors estimating that nearly half a million new workers will be needed in 2027 alone, putting upward pressure on wages and housing costs in the communities absorbing that workforce.
