The tech buzz in real estate this week comes from new data showing just how many data centers are being built around the country. Once a niche asset class, they’re now outpacing offices in new construction spending, fueled by demand for artificial intelligence. UBS estimates $375 billion will be spent on A.I. infrastructure globally this year, rising to $500 billion next year. That surge is already showing up in economic data, with investment in software and computing equipment driving a quarter of U.S. growth last quarter.
For real estate, the boom is creating a gold rush. Construction firms, cement suppliers, and power providers are pivoting toward data centers as vacancy rates sit near zero and projects pre-lease before breaking ground. The sector is keeping construction jobs steady even as housing and warehouse starts slow. Risks remain—most A.I. tools aren’t yet profitable—but for now, billions are flowing into facilities designed to store and process the data powering the next wave of technology.
This week we’re looking at the new reality of office security, in partnership with Kastle. Video cameras have always been a cornerstone of workplace safety, but AI is transforming what they can do. Computer vision is turning cameras from passive recorders into active tools that can recognize threats in real time and even help building owners optimize the way spaces are used.
