Greetings,
This week brought more signs of how deeply AI is reshaping both the digital and physical worlds. Chipmaker AMD hit an all-time high after announcing a major investment from OpenAI. The increasingly intertwined relationships among AI firms have sparked some concern about a potential bubble, but investors appear undeterred for now.
In real estate, AI adoption continues to accelerate. Zillow unveiled a new ChatGPT integration that allows users to search for properties conversationally, while Douglas Elliman introduced Elli AI, an assistant designed to support its agents. As more firms roll out AI-driven tools, what was once a “game-changing” differentiator is fast becoming a standard feature of modern platforms.
This week’s focus is on property inspection technology. Advances in computer vision are transforming how inspections are performed, potentially making in-person visits unnecessary. Using AI-powered imagery and drone data, companies like Cotality are developing systems that assess buildings for damage, code compliance, and maintenance risks with greater consistency and lower cost than traditional inspections.
Let’s go!

⚡️ Power hungry
A new report from CBRE shows that the growth of data centers will likely be constrained by energy available for consumption, not by real estate.
🏹 Robinhood’s battle
The CEO of Robinhood is predicting that tokenization will be a “freight train” that will change many financial industries including real estate.
👁️ Eyes in the skies
Chicago real estate photographers are being grounded by a new FAA rule after U.S. Customs and Border Protection flagged local drones as security risks.
Overheard
A TFR ‘Temporary Flight Restriction’ basically a short ban on flying drones in a usually limited area and short period of time. Within 3 miles of a Cubs game 1 for 5 hrs. The FAA has banned drone flights within the entire Chicago area for 12 days
