Greetings,
AI is starting to change what counts as usable data in real estate valuation. This week we examine how language models are turning listing descriptions and other unstructured information into valuation inputs, with research showing meaningful improvements when that information is combined with traditional property data.
That shift is particularly interesting in commercial real estate, where the information that matters most often lives outside the transaction record. Research reports, news coverage, tenant conditions, submarket trends, and other qualitative context have traditionally required teams of analysts to gather and interpret. Our second story looks at how AI is bringing that context into commercial valuation.
Together, the stories point to a broader change in how real estate gets valued: the advantage may increasingly belong to organizations that can access, organize, and interpret information that conventional models have never been able to use.
Let’s go!
Presented by Green Street
Real assets are complex. Yet while AI has made research easier, fast answers mean nothing without trusted data, verified sources, and meaningful context behind them.
The Green Street MCP Server puts institutional-grade intelligence directly inside the AI tools you already use – so every answer is grounded in decades of independent research, proprietary data, predictive analytics, public and private market signals, verified transaction data, and real-time news.
Give your team the full picture, not just an answer: The market surrounding it. The history behind it. The forecast ahead of it.
See it in action: Input an asset’s address, get Green Street’s proprietary valuation in seconds – with the context to back it up.

🦜 Dead canary
HouseCanary, the AI-powered real estate brokerage that made headlines in June with a national listing partnership with Google, filed for voluntary Chapter 11 bankruptcy in New Jersey on September 22, with the filing timed to prevent a creditor from holding a foreclosure sale that would have tied up all of the company's assets. A court has approved debtor-in-possession financing allowing HouseCanary to continue operating normally while it reorganizes, and a separate $175 million jury award from a decade-old trade secrets case against Amrock was excluded from the foreclosure proceedings and may factor prominently in the restructuring.
📋 Mortgage assignment
Proptech company PLACE has acquired Maxwell, a Denver-based mortgage technology firm in a deal aimed at building tighter connectivity between the real estate and mortgage sides of a home purchase. The acquisition follows PLACE's earlier purchase of Radian Group's Real Estate Services business and reflects a broader push by the company to own more of the transaction stack.
🥵 Humidity now
Mojave Energy Systems has raised $19 million in a Series B round led by Fairtree Elevant Ventures to scale manufacturing and commercial adoption of its liquid-desiccant HVAC technology, which independently controls humidity and temperature rather than managing moisture as a byproduct of cooling. The company's ArctiDry platform targets facilities where humidity management is operationally significant, including grocery stores, healthcare buildings, data centers, and hospitality properties, and customers have reported energy savings of 30% to 60% compared with standard systems.
