Greetings,

Most commercial properties have parking, but few have anyone actively managing it as a revenue source. That gap can cost owners tens or even hundreds of thousands of dollars a year through underpricing, missed payments, and inefficient operations. AI is changing what parking management can accomplish, turning automated entry and payment systems into tools that identify revenue opportunities, adjust pricing to demand, and improve property performance.

EV charging presents a different challenge for property owners: how to add an increasingly important amenity without letting upfront costs derail the investment. Olen Properties found a way to approach the problem across its diverse portfolio of office, industrial, and multifamily properties. By separating long-term electrical infrastructure costs from charger hardware investments, the company developed a strategy for prioritizing installations, managing costs, and meeting tenant demand without overhauling every building's electrical system.

Parking is becoming more than a line item on an operating budget. Better pricing and automated management can turn overlooked revenue into meaningful gains in property value, while well-planned EV charging can help owners compete for tenants without overspending on infrastructure. The challenge is to treat parking as an asset worth managing, rather than space that simply comes with the building.

Let’s go!

Presented by SWTCH

Your parking facility already has the spaces, the traffic, and the drivers. EV charging helps you earn more from all three. Win the drivers who’d otherwise park down the street, charge for both parking and charging, and put idle spaces to work overnight. SWTCH handles the hard parts: driver billing, idle-time enforcement, and revenue remittance. Then, integrate charging with your parking payment system, so drivers park, charge, and pay in fewer steps. And with charging-as-a-service, you can start without the upfront cost. Same lot, more revenue.

🛫 CoStar takes flight
CoStar Group has entered into a definitive agreement to acquire Vexcel Group, the operator of the world’s largest aerial imagery program, for $730 million in cash. CoStar plans to apply AI to Vexcel’s imagery and LiDAR data to extract hundreds of property attributes across roughly 500 million properties globally, with founder and CEO Andy Florance describing it as a transformative low-cost proprietary data source that could fundamentally change how the company builds its property information products.

⛈ Risky business
Florida is suing climate analytics company First Street Technology, claiming its property-level risk scores overstate flood and climate threats, potentially hurting home values and raising insurance costs. The lawsuit alleges First Street exaggerates its models’ accuracy, fails to explain their limitations, and makes scores difficult to challenge. The state cites discrepancies with FEMA flood maps, outside research questioning the models’ reliability, and allegedly inaccurate ratings, including coastal flooding risks assigned to inland Orlando. First Street’s data is used by real estate platforms, mortgage buyers Fannie Mae and Freddie Mac, and insurers such as Allstate, raising the stakes for homeowners. Florida seeks to block the alleged practices and recover civil penalties and other monetary relief.

💵 AI budgeting
MARC, a Manhattan-based startup founded in January 2026, has raised $5 million in a seed round led by Work-Bench to expand its AI-powered vendor spend management platform across the U.S. and Canada. The platform connects contracts, invoices, and vendor data to automatically flag overcharges and benchmark costs, targeting a problem the company says is almost entirely unmanaged at the institutional level: nearly all commercial real estate invoices go unverified against their underlying contracts.
