Multifamily buildings are becoming much more digitally aware. The old model of waiting for residents to report leaks, comfort problems, or maintenance issues is giving way to a more instrumented approach, where sensors track water, humidity, air quality, occupancy, and energy use before small problems become expensive ones. As more operators look to make their buildings smarter, the real question is not just which devices to deploy but how those devices connect, communicate, and turn raw data into action.
That same infrastructure challenge is showing up in the resident experience itself. Renters no longer think of connectivity as something that stops at the front door of their unit. They expect reliable Wi-Fi in coworking lounges, amenity decks, fitness rooms, parking garages, dog runs, and anywhere else the property encourages them to spend time. As multifamily communities add more programming, smart building systems, and digital services, property-wide connectivity is becoming as central to the resident experience as the amenities themselves.
Together, these shifts point to a broader change in how multifamily properties are operated and valued. The buildings that perform best will be the ones where digital infrastructure is planned with the same seriousness as plumbing, electrical, and HVAC. Sensor networks can help operators see problems sooner and manage buildings more intelligently, but only when the connectivity beneath them is strong enough to support the systems residents and operators increasingly depend on.

📍 Walled garden under construction
Construction technology platforms are increasingly guarding access to project data needed to train agentic AI systems. Procore banned Trunk Tools from its API last year before acquiring its own agentic AI provider, DataGrid, and integrating it as a natural language agent companion within its platform. This data hoarding echoes the way building information modeling's promise of open, collaborative project models was similarly undermined by competitive and risk-mitigation concerns. Construction tech risks repeating that mistake by letting platforms protect data rather than embracing open standards that could let agentic AI fulfill its potential.
🦿 Non-human help
A new survey found that more than half of the surveyed prospective buyers said they would be comfortable buying a home without direct human involvement, with 89% willing to share personal financial information with a lender's AI-powered tool in exchange for customized mortgage advice. Military veterans expressed even more comfort with the technology, though only 25% of all respondents said they were "very comfortable" with a fully AI-driven purchase.
🔑 The apartment whisperer
CoStar Group has launched Apartments.com Ai, a conversational apartment search tool that uses artificial intelligence and Apartments.com’s multifamily data to help renters find, compare, and evaluate apartments through natural language instead of traditional filters. Renters can describe what they want, such as a pet-friendly apartment under a certain price or a quiet unit near restaurants and transit, and receive tailored recommendations. The tool can also answer property and neighborhood questions, compare communities, guide users through 3D tours and media, and help them contact properties. The launch expands CoStar’s broader push into AI-powered real estate search, following its earlier release of Homes Ai.
