Greetings,
One of the world’s largest companies has just invested in one of the built environment’s biggest energy wastes. Many buildings in certain climates are overcooled to maintain safe humidity levels. Amazon is aiming to reduce this waste across its facilities by investing in and piloting a new dehumidification system. The technology, called a dedicated outdoor air system (DOAS), can lower a building’s humidity while using around half the energy needed to run traditional air conditioning. If it proves itself at warehouse scale, it may only be a matter of time before it is designed into other large buildings.
This week we’re exploring how connectivity has become one of multifamily real estate’s most important operational foundations. WiFi 8 is pushing the conversation beyond raw speed toward reliability, consistency, and coverage in the places residents actually use their networks. For apartment operators, that shift could turn managed connectivity into a stronger leasing differentiator, especially as remote work, video calls, streaming, and amenity-space usage place heavier demands on property-wide networks.
We’re also looking at why internet access is no longer just a utility residents arrange on their own. Multifamily owners are increasingly bundling connectivity into the resident experience, using managed WiFi to support home offices, families, resident apps, smart building systems, and staff operations across the property. As renters expect internet service to work everywhere, operators that treat connectivity as core infrastructure rather than a secondary amenity will be better positioned to meet that standard.
Let’s go!

In multifamily, “customer experience” is resident experience, and it is quickly becoming one of the clearest routes to higher NOI. Strong connectivity helps residents move in faster, complain less, leave better reviews, and renew more often. Poor connectivity creates support tickets, erodes trust, and eventually shows up as churn.
That is why the “right” Managed Wi-Fi solution is not just about checking boxes. It is about delivering five experience-defining capabilities:
In-unit personalization that makes connectivity feel seamless from day one
Multifamily-specific design built to handle device growth, congestion, and property-wide demand
Flexibility to scale as resident expectations and property needs evolve
Dedicated networks for IoT, guests, residents, and staff
Simple visibility and management so teams can support residents and troubleshoot faster
Calix SmartMDU brings that together in one end-to-end managed Wi-Fi solution built specifically for multifamily properties.
