Cotality launched Broker Listing Exchange, an AI-powered listing management and syndication platform that lets brokerages create, standardize, manage, and distribute listings across MLSs and portals from one place. Keller Williams and HomeServices of America are the first major adopters, giving the product immediate scale and positioning it as a new piece of brokerage-controlled listing infrastructure.

The larger significance is its timing. As Zillow, Compass, and MLSs clash over private listings, syndication rights, and data access, BLX gives large brokerages more control earlier in the listing lifecycle, before portals or MLS systems shape how that inventory moves through the market. That could make listing data less portal-driven and more brokerage-directed.

This week we’re looking at how air quality is becoming a more complex building operations challenge for commercial real estate. Wildfire smoke is no longer just a temporary regional nuisance. Advances in hyperlocal sensors, AI-powered forecasting, and microclimate analysis are giving operators better tools to understand how smoke behaves around individual properties and inside buildings.
